SUNSET RIDGE CLUBHOUSE
A Sunset Ridge lot owner (referred to hereafter as “host”) reserving the clubhouse shall abide by the following rules:
- A host at least 21 years of age must be in attendance at all times and be responsible for the actions of his/her guests. The clubhouse shall not be reserved for third party use.
- The host shall assume full responsibility for any and all accidents or claims that may arise as a result of any accident or for any other reason in connection with the use of the clubhouse by the host and said host shall agree to hold harmless the developer and other lot owners. The host assumes full responsibility for the conduct of his/her guests and is responsible for any damages to the clubhouse, clubhouse premises, or common area including but not limited to damage caused by party decorating.
- A host may reserve the clubhouse by emailing his/her request to HOA@sunsetridgecommunity.com. Requests are honored on a first come, first serve basis and can be viewed on our website at www.sunsetridgecommunity.com/calendarofevents.html.
- The clubhouse may be reserved/used from 10:00 a.m. until 12:00 midnight.
- No smoking is allowed within the clubhouse at any time. Remove any debris from outside smoking before leaving the premises.
- Number of guests shall not exceed occupancy limits at any time. All attendees shall abide by local, state, and federal laws and ordinances.
- Clubhouse furniture may not be removed at any time. All furniture inside and outside shall be left in its original configuration.
- Alcoholic beverages may not be served to minors or intoxicated persons in the common areas including the clubhouse. The host where alcoholic beverages are served is personally liable for any property damages, personal injuries, or loss of life resulting in whole or in part from the host’s negligence in allowing any intoxicated guest or attendee to be served alcohol. Such liability may include harm to the intoxicated individual himself and also harm to total strangers involved in automobile accidents, etc. caused by that intoxicated individual. All alcoholic beverages will be removed from the common area at the conclusion of the reservation.
- Fireworks are prohibited at all times.
- No pets are allowed in the clubhouse.
- Music and/or noise must be kept at a level that it does not disturb surrounding homes in the area. Complaints by nearby residents within the vicinity of the clubhouse may result in the termination of the reservation/function.
- The host must ensure that all his/her guests comply with rules while on the premises and while entering and exiting the subdivision.
- The host agrees to be financially responsible for any repair or replacement of any damages done to the clubhouse, its furniture or equipment, or any common area by him/her or any of his/her guests.
- No tape, pictures, decorations, etc. will be placed on walls, ceilings, fans, etc. of the clubhouse without advance authorization.
- No function may solicit the attendance of the general public or be used for business purposes. No admission may be charged at the door.
- Ensure all doors and windows are closed and securely locked at the conclusion of the reservation.
- Ensure air conditioning, furnace, and lights are reset to their maintenance position before exiting the premises.All trash, litter, and personal items (including food) shall be removed from the clubhouse and premises at the conclusion of the reservation.
- The clubhouse shall be cleaned at the conclusion of each use.
- Duplication of the clubhouse key is strictly prohibited.
- If the clubhouse key is lost, the host is responsible and liable for all costs and expenses for changing the affected locks or access system as well as providing new keys for other lot owners.
If the host finds any of the above rules violated by a previous host, the condition shall be immediately reported at (864)972-9990. Violations of the above rules will subject the host to lose use rights of the clubhouse for a minimum of one year and the liability of damages which must be paid in full before further use.
Additionally, lot owners must be in compliance with subdivision covenants and restrictions or keys shall be deactivated. A reactivation fee shall be paid prior to reactivation.
Reservation by a host documents that the host has read and fully understands the Sunset Ridge Clubhouse Rules and Responsibilities. The host is ultimately responsible for abiding by the above stated rules and responsibilities and agrees to be assessed accordingly.
